Beyond closings, title companies are a major resource for agents’ marketing and research. Most can provide a property profile — ownership and vesting, legal description, sales and loan history, tax and assessment data, and a plat or parcel map — which is handy for listing presentations and CMAs. Many also generate “farm” lists: targeted owner lists for a subdivision, ZIP code, or geographic area for prospecting and mailers, subject to applicable privacy and do-not-contact rules. Some offer net-sheet and seller-proceeds tools, open-house resources, and online portals. These services are typically complimentary for active client agents, so ask your title sales representative what’s available and how to request it.
